Montenegro’s main city, its business, industrial and cultural capital. It is the largest city of the country, but by European standards — modest, which is only a plus for its residents. From the center to the outlying districts can be easily and quickly reached by public transport.
Podgorica is the logistical center of the country, with an international airport and railway station. The coast and the Kolasin ski resort are an hour’s drive away.
For those who love the rhythm of the big city, Podgorica will be the best option. The capital is home to the National Montenegrin Theatre, galleries, a cinema, the country’s largest medical center, and shopping centers. And the offers of restaurants and cafes go far beyond the Montenegrin national cuisine. At the same time, there are not as many tourists here as on the coast. And, as our compatriots note, there are more chances to easily speak the local language.
In the summer months in Podgorica can be extremely hot: the thermometer rises to +40, which in the absence of the sea is hard for those unaccustomed to high temperatures. Therefore, we advise you to choose accommodation in green areas, away from the hot asphalt.

If you plan to live in Montenegro permanently, we recommend considering buying real estate in Bar. It is probably the only one on the coast that really looks like a city in our understanding. Located on a plain, with wide streets, plenty of free parking, bus routes, a large sports center, children’s and sports grounds.
At the same time, Bar is the sunniest city on the coast. Along the picturesque Bar Bay there are about 20 beaches framed by pine trees. In the city itself there is a wide promenade with attractions for children and numerous cafes and restaurants. In the vicinity of Bar there are plantations of pomegranates, figs, tangerines and, of course, olive groves. In the historical part of the city — Old Bar — grows the oldest olive tree in Europe, which is more than 2,000 years old.
There are fewer tourists in Bar than in many other coastal towns in Montenegro, and more permanent residents. Therefore, even in the off-season, a large number of stores, cafes and restaurants are open. And prices for products and services are lower than on the rest of the coast.
The pulse of life in the city is given by the railway station and the port. The railroad from Bar can take you directly to Belgrade, the capital of Serbia, and by ferry to Bari, Italy.

The main Montenegrin resort, one of the warmest cities in Montenegro and definitely the most dynamic. At the same time, it is also the most expensive, because tourists tend to come here. They are attracted by beach vacations with well-developed infrastructure, rich nightlife with a lot of entertainment, restaurants, bars, casinos and walks along the sun-drenched streets of the Old Town.
Expats prefer Budva to other cities for its developed infrastructure. Life in the city is bustling all year round: in the off-season, the flow of tourists decreases, while many restaurants and stores are open. What is important for families with children, there are many private and public kindergartens, schools, a general hospital and branches of various clinics.

Development in Budva is dense and often chaotic, in season it is noisy and crowded, there are traffic jams and parking problems. At the same time, real estate is highly liquid and in demand. A plus will be the location in the center of the coastal zone, within an hour’s drive — Tivat and Kotor or in the other direction — Bar, Podgorica.
Connoisseurs of nature, tranquility and walks in the fresh air
One of the most beautiful cities of the Adriatic. Boko Kotor Bay is a true natural wonder, and the medieval walled Old Town is literally an open-air museum under UNESCO protection.
Kotor is stretched along the coast, and there are practically no pedestrian paths. Public transportation is rare, so we recommend getting a car or a bicycle for a comfortable life. However, for those who like to walk in the mountains, there are many hiking trails to the mountains of Vrmac, Orien, etc.
There are virtually no beaches here, only concrete pontoons for launching into the water.
But people do not come here for a beach vacation, but for strolling through the squares and winding streets of the Old Town, for visiting Romanesque churches and the Maritime Museum.
Kotor
Kotor is located in a bowl of mountains, so there is little sunshine and high humidity, which provokes the appearance of mold in houses. However, many people choose Kotor just for the absence of abnormal heat in summer and mild winters.
Kotor has a student atmosphere, as two faculties of the University of Montenegro and the Institute of Marine Biology are located in the town, as well as a gymnasium and schools. There is a polyclinic, pharmacies and eye stores. In the season due to the abundance of tourists prices can jump by 30%. In winter Kotor is quiet and peaceful, prices drop, but only a few restaurants and cafes are open.

Modern, clean and green Tivat is chosen for a quiet and measured life. Well located near the international airport, it is not so popular with tourists. Probably because of the lack of medieval sights and the absence of a beach. The concrete-clad promenade with small areas of fine pebbles is more suitable for strolling than for a beach vacation.
The compact city center with its parks, promenade, marina, strolling areas, cafes and various restaurants is alive both in summer and winter. At the same time, Tivat remains serene even during the peak of tourism.

This is a complex luxury project, which is a small town with hotels, apartments, modern marina, sports center, boutiques and restaurants. A green town on the border with Croatia, cut off from the rest of Montenegro by a strait. You can get here either by driving through the entire Boko Kotor Bay or by ferry. This is probably why it holds the record for the number of permanent residents.
However, the difficult terrain of the city can be a serious obstacle to life. Herceg Novi is called "the city of a thousand stairs": due to the mountainous terrain, there is a huge number of stairs, as well as a shortage of parking spaces.

Due to the abundance of greenery Herceg Novi is called the botanical garden of Montenegro. It is quiet and peaceful, there are no large stores and entertainment centers. The air is fresh and clean. The Bay of Kotor is warm, the water is always calm. At first glance it may seem that this is an ideal place to live for families with children and the elderly.
All the beaches in the town are concrete. But the promenade stretching for several kilometers, surrounded by numerous restaurants and bars, is one of the most picturesque and favorite places in Herceg Novi.
The city’s rich past — at different times the Spanish, Turks and Venetians ruled over it — has left a legacy of colorful architecture and historical sights. Today Herceg-Novi is favored by artists, musicians and other creative people. Festivals, concerts and exhibitions are often held here.
